you should consider two things first one is location and second is future prospect for that area one more thing where you can settele down in the future. in my view you can consider tier II cities like Meerut, Mohali, Indore, Haridwar...

I was looking for residential property in Bhandup, Mumbai. For residense purpose and not as investment. Due to projects such as Dreams, Neptune and Lodha, I have seen the rates shooting from 2300 to almost 7000/sq. feet. As per recent credit crunch, what rate should i consider as resonable one? ...

our banks must be wary of flat purchases now at unrealistic prices to ensure that the purchasers are genuine buyers with the means to repay the loan and are not benamis/proxies of the builders. ...

now its 3127 sq feet. Still land rates are more or less
gone up by 100 % only.

Why then 3100 + sq feet rates??

Thane shall have 1200 RS square feet rates only.
Developers think that they can make them crorepati on every project,
bank shall not extend any loans to builders. Let them come down to the earth, else rn will do it. he will go to sky if buiders do not come to him.

I am a co-owner in the flat with my younger brother. Now we want to do gift-deed or release-deed between us, wherein I gift my share to my brother. Since the property is mortgaged with Bank, is NOC letter from Bank mandatory ? (my bank refused to give one) What other documents do we need for this ?...

You are absolutely right. Real estate market has lots of buyers but everybody is holding up their purchases due to the unreasonable prices being quote by the not only developer but even by individuals in greed that they may get such prices. further if banks are financing these loans they may met same fate as company like lehman bros etc.
