Hey Soldier,

Realty is dead for our lifetime. Look at IT if you want a proof.

The tide of easy money is going out and we all shall soon see who all have been swimming naked :P

People will be fired, hiring would be frozen, salaries and bonuses will be cut, spending will be subdued, assets prices will plunge in the time to come. Actually, all this has already begun. Open your eyes and look around. You can see it for yourself....

dear friends,

This is not the right time to commit any fresh LT investments in this counter.

LT investors with the intent of considering fresh investments should keep themselves from these counters as these companies are goin to face very tough time in the next 12 months or so.

regards

PS:Traders with enough risk appetite can try their luck with strict stop losses....

dear soldier,

Nowhere did i talk about exact entry and exit levels. What ever i mentioned are tentative basing on the fundamentals.

If one knows that a sector has to undergo a tough phase for next 18 months to 24 months( minimum of) from purely a fundamental perspective, it is not difficult to take a call on that sector.

There is no point in selling DLF at this moment, specially if you have bought at 710. If you are not in need of urgent money then you should wait for 6-12 months. At least you will be able to recover your money.

another 350 is pending.

any rally based in this india should be used for exiting long positions

DAL and DLF is another fraud this company is perpetuating. They sell land to DAL and raise funding from it. Both are the companies in same group still they show this as earning in DLF books. Whatever earnings DLF reports is also fraud.

Most important thing is: DLF has paid ZERO advanced tax for this quarter. Does that mean they are not expecting any profits??

DLF Ltd, the largest Indian developer, is planning to offload stake to private equity investors in its power venture DLF Utilities and in special purpose vehicles (SPVs) set up for some of its housing projects to generate funds.

The realtor would raise around $1-$1.25 billion from the power subsidiary and housing projects, and the final deal would be clinched by the middle of next month. Investment bank JPMorgan has been appointed to evaluate offers.

“DLF would raise around $500 million from the power business and around $750 million by diluting stake in residential projects to private investors,” a source familiar with the development told DNA Money on the condition of anonymity.

For DLF Utilities, the developer may sell convertible debt, which can be converted at the time of future listing. DLF Utilities is engaged in providing back-up power to DLF’s projects and currently has 24 MW of installed capacity. The capacity is expected to rise to 1300 MW in 5 years.

Meanwhile, DLF Assets, a holding company by DLF Ltd, is also close to striking a $750 million fund-raising deal. An announcement on this is expected in a “month’s time”, said sources. DLF Assets is the primary buyer of properties constructed by DLF.

It purchases assets at market prices. As reported by DNA Money early this year, DAL’s real estate investment trust listing in Singapore equity listing have been put on the backburner due to the current non-conducive environment

“DLF’s receivables from DAL at the end of this year would be around $1.5 billion. In the second and third quarter DAL will pay DLF around Rs 3,000 crore. DLF would find it difficult to execute projects if it does not receive the money from DAL,” an analyst covering DLF said, requesting he be not named since he is not authorised to speak.

DLF Assets has already received $400 million from D E Shaw and $200 million from a fund sponsored by Lehman Brothers. In May, it got $450 million from Symphony Capital, a London-based investment firm.

When I first reading your message I thought you expect the price to more than 250.

I completely agree with your opinion. Land valuation is a question mark. Now a days you get call from real estate developers to sell their products. Before they never even advertised their products. So really looks dire straits for realty stocks.

How did u come to the fair price of 250 for DLF? I think on fair value basis, looking at its EPS of 15 which will sharply fall going forward, this company is not even worth 150. The book value is 66Rs which should mostly come from its inflated land bank valuation.
